CAB Architects is a residential architecture firm that works closely with homeowners from schematic design through the end of construction. We offer our services as an integrated process with the phases described below. Each design decision builds on the previous one in a natural sequence, progressing from main ideas down to the final details that support them. At every step we apply an adaptive aesthetic to ensure that all of a building’s complexity coalesces into a beautiful, cohesive design.
SCHEMATIC DESIGN
We begin each project with a thorough understanding of our client's vision for their home, as well as a detailed study of the existing site. We create initial options along with a ballpark budget estimate to help homeowners weigh the best path forward. The final scheme serves as the basis for the initial zoning review and the next phase of design.
DESIGN DEVELOPMENT
Once the underlying concept is in place, we develop the design by establishing the form and character of each key room and important feature. We use drawings and lifelike renderings to show the space as it will truly feel, imparting confidence in the decision making process. At the same time, we work with our engineers to ensure that HVAC and structure are integrated seamlessly into the home. The process results in a comprehensive set of drawings and specifications that are used for both permitting and construction.
CONTRACTOR BIDDING
As the design is developed, we help our clients find the right contractor for their project. We identify candidates, manage the bid process, and help the homeowner decide whom to hire. We have a roster of trusted contractors that we love to work with, but are also happy to build relationships with new ones introduced by our clients.
PERMIT APPROVAL
While design is underway, we handle obtaining the necessary regulatory approvals. In addition to Building Department permits, some projects may need special permissions, including from the Committee of Adjustment for zoning variances, Urban Forestry for work near trees, or the TRCA for projects adjacent to ravines. We have the experience necessary to navigate all of these agencies successfully, removing the stress from our clients.
PRODUCT SELECTION
As the final stage of design, we help our clients select products that will be incorporated into the construction. These include plumbing fixtures, hardware, tile, stone, flooring, light fixtures, and appliances. We curate options that both express the homeowner’s personality and strengthen the design, while giving our clients the freedom to continue explorations on their own if they wish.
CONSTRUCTION ADMINISTRATION
We view construction as a collaborative effort between the architect, homeowner, and contractor—all working together to achieve a successful outcome. As the building takes shape, we act as the homeowner’s agent to ensure that the design is executed to a high standard and according to plan. We do so by working closely with the contractor, visiting the site regularly, and finalizing design features as needed.
