Our process is fully integrated, with each phase building seamlessly on the last to ensure every aspect of your home comes together into a cohesive, beautifully designed whole. While we typically don’t take on projects in a piecemeal fashion or work on isolated phases, we understand that certain situations may require special consideration. Here’s a look at how we typically structure our projects, broken down into key phases:
1. Schematic Design
We begin each project by gaining a clear understanding of our clients’ vision — what’s working, what’s not, and what they hope to achieve. We then conduct a detailed review of the site and any existing conditions to fully understand both opportunities and constraints. From there, we develop multiple floor plan options tailored to the homeowners’ goals, along with ballpark budget estimates to support informed decision-making. The final design becomes the foundation for the initial zoning review and helps identify whether any special approvals — such as a Committee of Adjustment application, TRCA review, or other regulatory processes — may be required, setting the stage for a smooth approvals process.
2. Design Development
This phase is highly comprehensive and covers many crucial aspects of the design. We refine the design by defining the form and character of each key room and design element. With a focus on both interior and exterior spaces, we use detailed drawings and lifelike renderings to set the tone for the home, bringing the design to life and allowing homeowners to fully experience the vision. At the same time, we collaborate with engineers and other consultants to ensure seamless integration of HVAC and structural elements. The result is a comprehensive set of architectural drawings for permitting and construction, along with a clear path forward that empowers homeowners to make confident product selections and establish the desired mood for their home.
3. Contractor Bidding
As the design is developed, we assist our clients in finding the right contractor for their project. We start the contractor selection process early to ensure homeowners can secure a spot on the contractor’s schedule and avoid delays in construction. This proactive approach is crucial, as many homeowners may not be fully aware of the complexities involved in selecting a qualified contractor. Choosing the right contractor can significantly impact the success of the project, so we guide our clients by identifying strong candidates, managing the bid process, and providing insights into each option. While we have a roster of trusted contractors we enjoy working with, we’re also open to building relationships with new ones introduced by our clients. Ultimately, it’s the homeowner’s decision who they hire, and our goal is to ensure they feel confident in their choice.
4. Permit Approval
While design is underway, we manage all necessary regulatory approvals, including building permits, Heritage review, Committee of Adjustment for zoning variances, Urban Forestry for projects near trees, and TRCA for work adjacent to ravines. With our extensive experience working with these agencies, we navigate the complexities of challenging sites and code interpretations, collaborating closely with the building department to ensure smooth approvals. We take on the responsibility of managing these processes, removing any stress from our clients, and keeping the project on track.
5. Product Selection
In earlier phases, we created interior renderings to help homeowners visualize the design. Now, we focus on selecting materials and products for the project, such as plumbing fixtures, hardware, tile, stone, wood flooring, countertops, light fixtures, appliances, and paint colours. We also assist with furniture selection and window treatments for clients who want a cohesive design that flows seamlessly from finishes to furnishings. We curate options that align with the homeowner’s personality and complement the design we've developed together. We provide a list of recommended showrooms for clients to explore products in person while still offering the flexibility to research independently. Understanding that some clients need more guidance, we tailor this stage to offer as much or as little support as needed, serving as a sounding board throughout the process.
6. Construction Administration
We view construction as a collaborative effort between the architect, homeowner, and contractor to achieve a successful outcome. As the homeowner’s representative, we ensure the design is executed to a high standard by working closely with the contractor, visiting the site regularly, and making adjustments as needed. Although some contractors offer project management, it serves a different purpose than our role. Project management covers the logistics and coordination of construction, while our responsibility as architects is to ensure the design intent is accurately interpreted and executed. Having the architect work directly with the contractor ensures the best possible outcome. When challenges arise during construction — as they often do — we work directly with the contractor to problem-solve, always bringing the homeowner clear options and a recommended solution. Our goal is to make the process as smooth as possible so that, in the end, you can move in and live happily ever after!

A: Yes, we always work with our clients to select all interior finishes for anything that’s part of the building itself — tile, wood flooring, countertops, paint, lighting, and more.
